Cabin country. The customer is often three states away.

We build websites and run managed channels for home-service and trades businesses in and around Sevierville, from the Knoxville metro. Nothing about search here works the way it does in the rest of the metro, and this page is about why.

Local context

Working in Sevierville

Sevierville is the seat of Sevier County and the front door to Pigeon Forge, Gatlinburg and the Great Smoky Mountains National Park. The Parkway runs through all three towns, the interstate exit at Kodak feeds them, and a large share of the housing on the hillsides is not a home in the ordinary sense. It is a cabin, rented by the night, and owned by someone who may live in another state.

That changes who the customer is. A trade here sells to three people at once: the owner, the property manager who runs the cabin for them, and occasionally the guest who is standing in it when something breaks. The owner searches from wherever they live. The manager wants a crew they can send the same day without a conversation. The guest wants the hot tub working before dinner.

It is seasonal, and the season is long. Summer, the fall colour weeks and the holidays are the peaks; late winter is the slow stretch, and it is when owners do the work that cannot happen with guests in the house. The rest of the county — the ordinary neighbourhoods in Sevierville itself, Seymour and Kodak — is a more normal market, with a hot summer, spring storms and the traffic that comes with a resort next door.

Trades

The trades that fit Sevierville

Anything a rental cabin needs between guests, sold to the person who is not there. And the ordinary trades, in the ordinary neighbourhoods.

  • Cabin cleaning and turnover

Sold to property managers on reliability. Same-day turnarounds between guests, a checklist, and photos when it is done.

  • Hot tub service

A rental cabin with a hot tub is the standard listing, and the hot tub is the thing that breaks with a guest in the house.

  • Pressure washing and staining

Log and timber exteriors need stain on a cycle, and so do decks and railings. A recurring, high-ticket service that owners plan a year out.

  • Pest control

Wooded lots and log construction: carpenter bees, ladybugs in the fall, mice in the winter. Sold on a schedule, to owners who are not there to notice.

  • HVAC

A heat pump on a cabin that is occupied by strangers most weeks of the year works harder than one on a house. Replacement, service contracts, and mini-splits on additions.

  • Plumbing

Water heaters, the things guests put down a drain, and septic on the hillside lots that have it.

  • Roofing

Metal on a lot of the cabins, shingles in the neighbourhoods. Storm and tree damage on the wooded lots.

  • Electrical

Hot tub circuits, EV chargers, and generators for the ridge-top lots that lose power first.

  • Tree service

Steep lots, heavy tree cover, and access a bucket truck cannot reach. Removal, hazard trimming and storm cleanup.

  • Decks and exterior repair

Guests are hard on a deck. Railings, stairs, and the rot that log construction hides.

Search and local presence

How people search for work in Sevierville

From somewhere else, using the names of the resort towns, and with a property manager doing a lot of the choosing.

  • The owner searches from another state

A cabin owner typing "hot tub repair Pigeon Forge" from their own kitchen gets results for Pigeon Forge, not for where they are. The map pack still shows — but it is decided by the words, the profile's service area and the reviews, not by how close you are to the searcher, because the searcher is not here. And the ad campaign must not be fenced to Sevier County, or it never reaches the person who pays the invoice.

  • Pigeon Forge and Gatlinburg are the search terms

The cabin's mailing address often says Sevierville; the listing says Pigeon Forge or Gatlinburg, and so does the owner. A Sevierville business needs a real page for each, and one for Wears Valley, and it needs them more than it needs a Sevierville page.

  • The property manager is a search of one

Managers find a trade once and use them for years. Reviews from managers, a page that speaks to them, and a phone that is answered on a Saturday do more than any campaign.

  • Kodak and Seymour

The ordinary residential half of the county. Kodak at the interstate exit, Seymour on the Knoxville side. A normal local-search market, and those pages should read like it.

What we would build for a Sevierville business

Take a hot tub and pool service company. This is the build, in order.

  1. 01

    The site

A page per service, and a page for Sevierville, Pigeon Forge, Gatlinburg, Wears Valley, Kodak and Seymour — the cabin pages written for owners and managers, the Kodak and Seymour pages written for homeowners. A separate page for property managers if that is the customer you want more of.

  2. 02

    The Business Profile

Service-area business, address hidden, with every one of those places listed. Reviews matter more here than anywhere else in the metro, because the searcher cannot drive past your truck. The review request goes to the owner and the manager, not the guest.

  3. 03

    The first channel

Google Ads on search, and not fenced to the county: the campaign targets people searching for these places, wherever they are searching from. Local and organic pages run alongside, because the owner who is not in a hurry reads three pages before calling anyone.

  4. 04

    How it is measured

Cost per booked job, by service and by place, with a line for property-manager accounts because one of those is worth a season of one-off calls. Seasonality is on the report too, so a slow February is read as February and not as a broken campaign.

Pricing

Pricing is published

The website build with a page per service area, and the managed channels that send people to them, are priced on one page — banded by account size, with the minimum ad spend published.

Questions people ask about Sevierville

Do you need to be based in Sevierville to rank there?

No — and the customer often is not either. The profile's service area, a page for each place, and reviews that name the place decide the map pack when the searcher is out of state. What you cannot do is rank for Gatlinburg with a page that only says Sevierville.

Should the ads target Sevier County?

The places, not the county. A campaign fenced to Sevier County reaches guests and locals; the person who owns the cabin and pays for the repair is usually searching from home, somewhere else. The targeting follows the search terms — Pigeon Forge, Gatlinburg, Wears Valley — and the report shows where the calls came from.

Is it worth chasing property managers instead of owners?

Usually both, with a page for each. A manager brings a route of cabins and a same-day expectation; an owner brings a bigger one-off decision and reads more. The site can talk to both without pretending they are the same person.

What about the off season?

Plan for it. Late winter is when owners do the work that cannot happen with guests in the house — stain, decks, HVAC replacement. The calendar is part of the campaign, and the report reads a slow month against the same month last year rather than against July.
